You just need to understand what a seller sees when comparing offers, and give them the same confidence a cash buyer does.

Why sellers like cash offers

A cash offer removes the biggest uncertainty in most sales: the loan. With cash, there is no lender approval, no appraisal requirement from a bank, and fewer conditions that could delay or end the deal. Cash purchases can also close faster.

For a seller, that means less risk that the home comes back on the market weeks later. That is often worth more to them than a slightly higher price with more conditions.

What a financed buyer brings
