How is this different from an online home value estimate?

Online estimates are produced by a formula from public records. They cannot see your renovations, your view, the condition of your home, or how buyers are responding to similar homes right now. I prepare each review myself, choosing the recent sales that genuinely compare to your home and adjusting for the differences.
Is a home value review the same as an appraisal?

No. A home value review is a comparative market analysis prepared by a licensed real estate agent to help you understand where your home stands in the market. An appraisal is a separate report by a licensed appraiser, usually ordered by a lender during a sale or refinance.
Does it cost anything, and do I have to list with you?

It is complimentary and there is no obligation. Many owners simply want to know where they stand, and that is a perfectly good reason to ask.
How long does it take, and how will I receive it?

I send your review by email within one business day. If a visit would sharpen the number, for example after a major renovation, I will say so and we can arrange one at your convenience.
