What we compare
Two homes with the same asking price can cost very different amounts to own. Together we look at the factors that matter most to you:
- •HOA and condo association fees, and what they actually cover
- •Club memberships: equity or non-equity, mandatory or optional, and the initiation and annual costs that come with them
- •Property taxes, including how a sale can change the assessed value
- •Insurance, especially wind and flood coverage, and how the age of the roof affects what you can get
- •School information, drawn from the district and state sources rather than opinion
- •Commute times, daily logistics, and distance to the beach, the airports, and downtown
- •New construction versus resale, and what each means for timing, warranties, and negotiation
- •For condos: the association's finances, reserves, and any structural inspection reports

Investing in South Florida
Condos, single-family rentals, and long-term holds each come with their own rules here. Before you buy, we look at:

- •The association's financial health, reserves, and any pending assessments
- •Insurance costs and requirements for property you do not live in
