Accurate pricing
Pricing is the decision that shapes everything after it. I build your price from recent comparable sales, the homes you will be competing with, the condition and features of your property, and what buyers in your segment are actually paying right now. A home priced right from the start tends to draw the most attention in its first weeks on the market, and those first weeks are when buyer attention is highest. Chasing the market down with reductions later rarely recovers it.
Strong presentation
Most buyers meet your home online before they ever walk through it. Before we go live, we decide together which repairs and improvements are worth making and which are not, whether staging will help, and how the property should be photographed and filmed. The goal is a first impression strong enough that the showing feels like confirmation.
Targeted marketing
Your listing goes to the MLS and syndicates to the major portals, but that is the floor, not the plan. I market directly to the buyers and relocation clients I am already working with, to the Russian-speaking community locally and abroad, and through social channels aimed at the buyers most likely to want your specific property. Where discretion matters, a private approach before or instead of a public listing can be arranged.
Negotiation and closing
An offer is more than a number. Timing, contingencies, financing strength, the deposit, and what happens after the inspection all affect what you actually walk away with. I negotiate each of those, keep the transaction on schedule through appraisal and association approval, and stay on it until the closing statement is signed.
What to have ready
