Who is responsible

What is collected

Only what you type into the contact form: your name, email address, phone number (optional), and your message. There is no account system, no login, and no database of visitors on this site.

Automatically, as with any website: your IP address, browser type, and the page you came from. Your IP address is also held briefly in memory to limit how many messages can be sent from one address — it is not stored to disk and is not linked to your submission.

How it is used

To read and respond to your inquiry, and to send you an automatic confirmation that it arrived. That is all. Your information is not sold, rented, or traded, and it is not used for advertising or added to any marketing list.

Who else receives it

Sending a message necessarily passes it through the services that deliver and store email. In full:

• Vercel — hosts this website; your request passes through it.
• Resend and Amazon SES — deliver the email; both retain a copy in their sending records.
• Google (Gmail) — the inbox that receives and stores your message.
• Vercel Analytics — aggregate page-view statistics. It does not use cookies and does not identify you.
• Google Maps — the map on the home page is embedded from Google, which receives your IP address and may set its own cookies when that page loads.
• Unsplash — some photographs are loaded from Unsplash, which receives your IP address.

Each operates under its own privacy policy. No one else receives your information, and it is never sold.

How long it is kept

Contact-form messages are retained for 24 months from the date received, then deleted. If your inquiry becomes an active client relationship, records related to that transaction are kept for the longer period Florida real estate regulations require.

Your choices

Email omelnik3114@gmail.com to ask for any of the following, and you will get a response within 30 days:

• A copy of what has been kept about you
• Correction of anything inaccurate
• Deletion of your information
• No further contact of any kind

There is no charge, and you do not need to give a reason.

Security

This site is served over HTTPS, so what you submit is encrypted in transit. The services listed above encrypt stored data under their own terms. No website can promise perfect security, and this one does not. If a breach affecting personal information of Florida residents ever occurs, affected individuals will be notified as required by Florida Statute 501.171.

Children

This site is intended for adults engaging in real estate transactions. It is not directed at children under 13, and information is not knowingly collected from them.

Changes

If this policy changes, the effective date above changes with it. The current version is always the one on this page.
